Apart from some fee-free Derbyshire mortgage products and a good buy-to-let deal, this is a very average selection; furthermore fees are not shown on the site, and the small print changes from product to product. That doesn't mean what you need isn't here; but do get a second opinion.

There's a mixed bag of Derbyshire mortgage products; primarily fixed rate, discounted and tracker mortgages. The best of these is reserved for first time buyers or those moving from another lender, which can work out fee-free and still without early repayment charges.

Their lending criteria are strict- they won't usually lend above 90% of funds (LTV) unless you live within Derbyshire; and for the best deals you need to deposit 20% or more upfront. A discounted buy-to-let policy may be welcome for landlords; and a five year fixed rate loan for home improvements might also be of interest (again up to 90% of the value of the property may be borrowed). Rather strangely, even within one class of product (e.g. trackers) the rules change between products; some for example require a 5% deposit, some 20%. Some allow overpayments, some don't. So do check out the true cost of each product before making a decision.

Any sign of a Derbyshire mortgage is conspicuously absent from recent awards- but don't forget that what matters is finding a product to match your needs. If you're a local resident, you'll definitely get the better deal.
